Move-Out Cleaning Checklist for Arizona Renters
Move-Out Cleaning Checklist: How to Leave Your Arizona Rental Deposit-Ready
Moving is stressful enough without worrying about whether your security deposit will come back. A clean, well-documented move-out is one of the best ways to protect it. Here's a room-by-room checklist of what a thorough move-out clean covers, so you know what to tackle yourself or hand off to a professional.
Why Move-Out Cleaning Matters for Your Deposit
In Arizona, landlords can generally deduct from a deposit for damage beyond normal wear and tear, and for cleaning needed to restore the unit to move-in condition. They are also required to send an itemized list of deductions and any remaining deposit within 14 business days. Leaving the home in the condition you found it, and documenting that, puts you in the strongest position. (This is general information, not legal advice. Check your lease and local rules for your situation.)

Clean the microwave, inside and out

Clean and disinfect counters and backsplash

Sweep, vacuum, and mop floors
Wipe doors, handles, and light switches
Dust light fixtures
Empty the trash
Bathrooms
Scrub the tub, shower, and shower walls
Clean and sanitize toilets, including the base and behind
Clean mirrors and glass surfaces

Every Other Room

Dust outside air vents
Dust lamps and light fixtures
Remove cobwebs
Clean inside cabinets and drawers
Empty the trash
The inside of cabinets step is the one most people forget, and it matters most when the next tenant opens them on day one.

Extras Worth Considering
Some of the items landlords look at closely are not part of a standard move-out clean, so add them if they apply to your home:
Inside the oven
Inside the fridge
Interior windows
Wet-wiping window blinds
Sweeping the garage or balcony
If your lease requires the unit to be "professionally cleaned," these add-ons are worth asking about.
Before the Cleaners Arrive
Remove your belongings. A move-out clean works best in an empty home.
Take dated photos of every room once it's clean. Photos are your best evidence if there's a dispute.
Read your lease for specific cleaning requirements.
Keep your receipt from the cleaning company as documentation.
Give your landlord your forwarding address in writing.
